Our park policies are designed to ensure everyone can relax and make the most of their stay while preserving the comfort of our community. From check-in details to community guidelines, these rules help us deliver the best possible experience for all. General Rules

  • Deposit - A $150 refundable damage deposit is collected at booking for monthly stays. This is separate from your monthly rent and will be refunded after your final stay review.

  • Camping is a wonderful way to connect with the outdoors. While there are some inherent risks, we encourage you to take care and enjoy your time in the park.

  • Electricity - Monthly stays include electricity in the rate.

  • Please make payments on time to avoid a $25 per day late fee.

  • Quiet Time - 10:00 PM to 8:00 AM, so everyone can relax, rest, and recharge.

  • No smoking in any building or common area.

  • To keep our park clean and pleasant for all, no vehicle repairs, oil changes, construction projects, or remodels are allowed in the campground.

  • Laundry - Please be courteous to fellow guests by promptly removing your laundry so others can use the machines.

  • Speed limit is 10 MPH. Please drive only on designated roads—no cutting through sites.

  • Fires - Follow any burn bans issued by El Paso County or park management. Fires are allowed only in grills or outdoor fireplaces. No open or ground fires.

  • Trash - Please use the designated dumpsters for household trash only. Bag and tie all trash before disposal, and help keep your site and park areas free of litter, including cigarette butts.

  • Not Allowed on Premises - Service vehicles and/or repairs (except RV service), clotheslines, aggressive or dangerous pets, fireworks, and illegal activity.

    Final Check-out
    Monthly rates are charged for the full month regardless of your departure date. Your final bill will reflect your actual check-out date, and any remaining deposit will be refunded after inspection. Please remove all belongings at check-out so we can prepare the site for our next guest.
     A valid credit card must be on file for any incidental charges.

    Termination of Site Service Agreement
    While it's rare, management may terminate any guest's Site Service Agreement at any time, with or without reason, and require immediate departure. Serious violations may result in immediate removal without refund.

Site-Specific Rules:

  • All sewer connections must be secure with a rubber donut or plastic L-connection—no exceptions.
  • Keep your site neat and tidy.
  • Entrance carpets may be no larger than 12 x 12.
  • No clotheslines or outdoor refrigerators/freezers.
  • No storage buildings; up to 4 storage bins under your rig are allowed. Bicycles, BBQ grills, smokers, and lawn furniture are welcome.
  • Sites are for registered guests only—no subletting, loaning, or Airbnb.
  • Maximum of 2 vehicles per site. Contact the office for extra parking.
  • All vehicles must have current tags and be in good condition. No utility trailers or boats at the site.
  • Keep hoses, cords, and sewer connections properly connected at your site only. Sewer hoses must be elevated off the ground.
  • Keep your site clear of clutter and household items not meant for outdoors. Minimal plants, patio furniture, and décor are fine. No tents, tarps, carports, or swimming pools. Sites should be move-out ready within two hours.

Pet Specific Rules:

  • Pets must be leashed (max 6 ft) or crated when unattended.
  • No leaving pets tied outside while you're away.
  • Pick up pet waste immediately and dispose of it properly.
  • Use the designated dog walk area, not common spaces.
  • No nuisance barking.
  • Pets must have current vaccinations and records.
  • Pets are not allowed in the laundry room or restrooms.
  • Portable dog fences are not allowed.
  • Failure to follow pet rules may result in eviction without a refund.

Cancellation And Refund Policy

  • Campsites - Cancel 8+ days before arrival to receive a refund minus a $30 service charge. Cancel 7 days or less before arrival and your deposit will be forfeited.
  • No Shows - If you don't contact us to cancel, your reservation will be treated as a no-show and your deposit forfeited.
  • Camping is an outdoor experience—we do not refund for weather.
