At Great Escapes Austin Oaks, we're proud to offer a peaceful, well-kept community where every guest can relax and enjoy their stay. Whether you're here for a month or longer, these guidelines help ensure a safe, comfortable, and enjoyable experience for everyone.
General Guidelines

A $150 refundable electrical deposit is required at the time of booking and cannot be applied toward rent.

Electricity is metered at $0.14 per kWh. A valid credit card must remain on file at all times.

Rent must be paid on time to avoid a $25 per day late fee.

Quiet Hours: 10:00 PM - 8:00 AM. Please be courteous to your neighbors.

Speed Limit: 10 MPH throughout the park. For everyone's safety, please drive on roads only—never through sites.

No smoking inside buildings or common areas.
-
Vehicle repairs, oil changes, and construction projects are not permitted within the park.

Please don't leave laundry unattended—unclaimed items may be removed.
-
There are no refunds or prorations for early departures or for stays terminated due to rule violations.

Internet access is provided as a courtesy. Please use it responsibly—streaming movies, gaming, and business use are not supported.

Campfires: Allowed only in grills or outdoor fireplaces when no burn bans are in effect. Open or ground fires are not permitted.

Trash: Place household trash in the dumpsters only, securely tied in plastic bags. Do not leave trash outside your RV. Recycling bins are available for approved items only.

Prohibited items and activities: Service vehicles (except RV techs), aggressive animals, fireworks, firearms, clotheslines, illegal activity, and vehicle repairs.
Site Standards
We take pride in keeping Great Escapes Austin Oaks clean and well-maintained—thank you for helping us do the same!

All sites must be kept tidy and free of clutter.

Each site allows a maximum of eight (8) registered guests, including children.
-
Entrance mats should not exceed 12' x 12'.
-
No storage buildings are allowed, but up to four storage bins may be neatly stored under your RV.
-
Allowed at your site: bicycles, barbecue grills, smokers, lawn furniture, and small plants.
-
Not allowed: tents, tarps, carports, swimming pools, or household items stored outdoors.
-
Any improvements (such as trimming, planting, or site modifications) must be approved by management.

Each site allows a maximum of two vehicles. Please park in front of or behind your RV.

Additional parking must be coordinated through the office.
-
All vehicles must be in good condition with current registration and tags.
-
Sewer hoses must be properly sealed with a rubber donut or plastic L-connection, as required by state law.
-
Keep sewer hoses elevated off the ground and connections leak-free.
-
Sites are for registered guests only and may not be loaned, sublet, or rented to others.
Pets
We know pets are part of the family, and we're happy to have them here! Please help us keep the park safe and enjoyable for everyone:

Limit of two pets per site.

Pets must be leashed (6 ft or less) or caged at all times in your presence.

No unattended or tethered pets outside your RV.
-
Please clean up after your pets immediately and dispose of waste properly.
-
Walk pets in designated areas away from the pool, laundry, and common areas.
-
No nuisance barking—thank you for keeping the peace.
-
Pets must have current vaccinations and records.
-
Pets are not allowed in the pool area, laundry, or restrooms.
-
Portable or temporary dog fences are not permitted.
-
Failure to follow pet policies may result in removal from the park without refund.
Pool Guidelines
Our pool is a great place to cool off and relax! To keep everyone safe and comfortable:

No lifeguard is on duty. Swim at your own risk.

Children under 14 years old must be supervised by an adult (18+).
-
Proper swimwear is required—no cotton clothing (such as T-shirts or cutoffs).
-
Glass containers and pets are not allowed in the pool area.
-
Please respect quiet enjoyment—no loud music or disruptive behavior.

Final Check-Out & Deposits

Monthly rates are not prorated.
-
Deposits and final charges are processed based on your actual check-out date.
-
Any items left behind will be considered abandoned and disposed of.

Failure to pay your remaining balance at check-out will result in forfeiture of your deposit.

A valid credit card must remain on file for all balances due.
Cancellation Policy

Campsites: Cancel 8+ days before your arrival for a refund minus a $30 service fee.
-
Canceling 7 days or less before arrival forfeits your full deposit.
-
No-shows are subject to the same policy as late cancellations.
-
Camping is an outdoor experience—refunds are not issued for weather.

Termination of Stay
Management reserves the right to refuse service, limit the length of stay, or terminate any guest's stay—without refund—for violating park policies, engaging in disruptive behavior, or any activity deemed unsafe.
